Once engaged, a Conveyancer will review the contract of sale for any errors or red flags, undertake title and all other relevant property anf government searches to confirm that the Property you are purchasing is legally owned by the Vendor (Seller) & that there are no debts or liabilities attached to it, and help organise all supporting documents required by your Lender in order for a successful Property Settlement to take place.
Generally every conveyance is different and can vary on a range of personal and legal requirements so the cost will vary depending on these and your personal circumstances regarding the Purchase, Sale or Gift Transfer of the property, so the costs associated with obtaining all permits, and other costs related to Certificate of Title matters, disbursements & Contract clauses & conditions etc. will vary. A Conveyancer's professional fee will usually be more cost effective to you than a Solicitor's fee, as a Licensed conveyancer specialises specifically in Conveyancing and not all other facet's of the law Further, you will receive a more personal and tailored "1 on 1" service with a Conveyancer as opposed to a Solicitor, and in most cases you will be dealing directly with the business owner as well. Both MUST be qualified and hold a current license for your protection.
Since October 2018, it is no longer possible for people without the necessary legal qualifications to carry out their own Conveyancing work as all Australian residential property transactions must be processed through the Property Exchange Australia (PEXA) online transaction system by a qualified legal practitioner.
Often when buying or selling a home, the Real estate agent involved in the transcation of the property will try to direct you or "Refer" you to a specific Conveyancer or Solicitor... In our professional experience, it's much better to "KEEP THIS PROCESS COMPLETELY SEPERATE" in order to best protect your legal rights, but by all means it is logical to speak to their referred contact, as well as others to obtain a feel for 'the right fix for you' .
But be aware this process can be the most important, and expensive endeavour of your life, so before you move forward in this process that you are about to undertake, it is "extremely important" that you receive correct information & the proper guidance & professional advice you deserve... before you make any decisions related to any sort of property transaction.

This process is quite complex now and this is why you need expert assistance right from the start, and you should never sign anything or commit yourself with an estate agent until you have consulted a Conveyancer or Solicitor first.
It is usual for the first point of contact to be with a Real estate Agent, who is engaged to sell or assist with the purchase of their clients or vendors property, they are paid a commission (which varies from 1.0% to 3.0% of the eventual selling price of the property) plus other costs for "Advertising" & "Staging the Property" which can amount to 10's of thousands of dollars at the end of the day ! Once they have secured the sale/purchase their job is to then advise the conveyancer of the terms of the agreement, after which the agent's job is effectively complete, other than final contact with you prior to, and on settlement day. They sign up a client and are paid handsomely for this simple act.
Essentially, An Estate Agent cannot legally start their "selling" process without the direct & initial input of a professional Conveyancer, who will prepare the relevant Vendor's Statement documentation (Section 32) and also a formal "Contract of Sale" for the Real Estate Agent before he/she is allowed to start their job. It is at this point (prior to engaging an agent for the selling of the house) that you should hire a Conveyancer or Solicitor, who will then prepare the required documentation & contracts needed when Selling your Property.
When "Purchasing" a property, and preferably before you sign the "Contract of Sale" and physically, legally purchase the property, you will then need to hire a Conveyancer or Solicitor who will then guide you through the rest of this process.
EG dealing with the agent, as well as your broker, and bank, the other sides legal representative, as well as numerous contacts with all other legal entities to progress the conveyance professionally and correctly, on time !
